Complete Renovation and Adaptive Reuse of a 10 story, 40 year old building (former Ramada Corp Headquarters) from an office building to a 192 room hotel.
The renovation included interior demo of the entire building, new electrical, mechanical, plumbing, and fire protection systems. The exterior renovation included a build out of the new porte cochere and entry lobby, new windows, and a new EIFS skin. The build out included 192 new suites, new meeting space, a full commercial kitchen and restaurant and bar, full laundry facilities, meeting rooms, and fitness facility.
The project was completed on a 7 month, fast track schedule.
Complete Renovation and Adaptive Reuse of a 15 story, 220,000 square foot building from office use to condominiums. Summit / Sun Coast scope of work included: complete demolition of the interior walls and all mechanical, electrical, plumbing and fire sprinklers throughout the building. The exterior demolition included removal of the exterior glass curtain wall, removal of exterior skin, and repairs to the existing parking garage. At the election of the developer, we also added a new structure on the roof and built out 6 penthouse units, making the project a16 story. The new build included new exterior curtain wall glass system, all new elevators, mechanical, electrical, plumbing, fire protection and alarm systems. Summit / Sun Coasts' scope of work was all construction, including common areas and corridor finishes and unit drywall up to the unit finishes. The developer handled the finishes beyond our scope of drywall for the individual condo owners.
Historic Renovation of the old Valley National Bank Corporate Headquarters, built in 1907, to a planned 4 -5-star hotel. Summit / Sun Coast performed the historic renovations to the exterior and lobby area and build out of the lower levels for restaurants. The new build included build out of the guest suites and common areas. Unfortunately, when the project was 60% complete, the lender filed bankruptcy, so we were not able to complete the project. A subsequent buyer bought the project at auction and converted the plan to a Hilton Garden Inn.
This project was an adaptive reuse / completion project. Summit and Sun Coast were brought on board to complete the original project after the lender filed bankruptcy. The project superstructure was in place and the overall project was 35O complete when Summit / Sun Coast was hired to complete the project and change its use from condos to student housing. The project consists of 536,002 SF, 369 units over two towers of 31 and 22 stories, a parking garage, a sixth-floor amenity bridge with pool, private cabanas, barbecues, and a jumbotron outdoor TV. The additional amenities include a 19,000 square foot clubhouse, and 60,000 square feet of retail space.
